Significant Development Continues in Deerfield Township

DEERFIELD TWP. - Wary residents hope new development in the township proves worthwhile.

"I think some of the developments are good ones and some aren't so hot, but overall I believe the township has done much better over the last four or five years. I hope the trend continues, but I worry about decisions that may be made because if the input from residents who aren't experts but act and talk like they are," resident Penny Markle said.

The CVS Pharmacy development is in stage two review of its site plan review. The proposed building is expected to be 11,970 square feet on 2.23 acres on the northeast corner of Montgomery Road and Columbia Road. There will be 63 parking spaces on this site, which includes the 1.3 acres where the closed Hardee's restaurant is located and one acre recently rezoned from residential single family to neighborhood business with a planned unit development (PUD).

The proposed retail and office use for 9.8 acres located along Montgomery Road south of the Nantucket apartments is in stage two of its site plan and trustees approved it Nov. 3. The project is referred to as the Acropoli Center and is being developed by Grammas.

An entertainment center is proposed for the south side of Socialville-Foster Road behind the Kroger and shopping center is called the Tahoe's Entertainment Resort and would include bowling alleys with a family entertainment concept. The project is awaiting a stage two review of the site plan by trustees; a date has not been set for the trustee review. Cincinnati United Contractors is the developer.

Cincinnati United Contractors is continuing the Arbor Square development with a north project on 17.95 acres north of Socialville-Foster Road between Mason-Montgomery Road and the future Wilkens Boulevard. The site is subdivided into five lots, however there are no specific users for these outlots with the exception of lot 19, which is Kim Harper Beauty Salon and Spa. The zoning commission and trustees will review each outlot site plan.

Two residential developments were before township trustees and the zoning commission, however they are in different stages. Towne Development Groupe Ltd. received a stage two site plan review for a 231-family residential development on 33.6 acres along Columbia Road south of Catalina Isle.
